US 192 & WESTSIDE BOULEVARD
OSCEOLA COUNTY, FLORIDA
Westside Corners represents the commercial and high density residential frontage of a tourist oriented Development of Regional Impact. The site is comprised of 56 acres and is located in northwest Osceola County (SW Orlando metropolitan area) at the intersection of West US 192 and Westside Boulevard, the southerly extension of CR 545. Westside Boulevard is a primary north/south parallel arterial to US 27 and actually connects, as it runs north, to US 27 via Florence Villa Road. As it heads north, the road also ultimately ties in to SR 54 through Stoneybrook South and Champions Gate. Walgreens has taken a position at the project for future development and Fifth Third Bank is open and operational. A Racetrac gas/convenience station has recently closed on the purchase of a parcel and will begin construction in summer of 2010.
SR 54 & LIVINGSTON
PASCO COUNTY, FLORIDA
Terra Bella is a 209 acre mixed use development that includes single family residential land, a two phase multi-family site and office and retail development parcels. The project is located along SR 54 at the traffic controlled intersection of Livingston Road in Pasco County. Starwood Capital has purchased the 115 acre single family parcel and has committed all of its 253 lots to builders. Florida Medical Clinic has constructed a 30,000 square foot medical/office building which opened in fall of 2009 with tremendous success. As a result, the clinic is seeking approvals for a Phase II building. Discovery Pointe Daycare has recently opened a facility and a Gymnastic Training facility is planned. Current leasing and sales activities includes retail, fast food, bank, furniture, appliance and gas tenants and users.
SR 50 & CR 565A
LAKE COUNTY, FLORIDA
The Groveland Shoppes occupy approximately 11 acres of commercial and retail land at the northwest corner of the signalized intersection of SR 50 and CR 565A in Groveland, a city located in the northwest metropolitan area of Orlando, Florida. The development is adjacent to a Publix Shopping Center that opened in fall of 2007. Publix provided an “anchor” to the intersection and the draw of the Publix in combination with the strength of the location allowed the development to attract national tenants including Walgreens, Hess and Dollar General.
SW & NW QUADRANTS ALAFAYA TRAIL AND CURRY FORD ROAD
ORANGE COUNTY, FLORIDA
Boyd Development has been the lead developer in the acquisition and development of approximately 26 acres of retail and commercial land located at the northwest and southwest quadrants of Alafaya Trail and Curry Ford Road in southeast Orange County. The property was positioned to take advantage of the significant growth occurring in the Waterford Lakes area. A 40,000-square foot Wal-Mart Neighborhood Market anchors the project and Fifth Third Bank, RBC Bank, Bank of America, Burger King, KFC, Taco Bell and ABC Liquor are some of the tenants and users that have taken a position in the project.
SR 776 & MANASOTA BEACH ROAD
SARASOTA COUNTY, FLORIDA
The Developer is looking to Ground Lease or Build-To-Suit at the signalized intersection of SR 776 (Englewood Road) and Manasota Beach Road in Sarasota County. Commercial land use is in place. This 3-acre parcel will be the only commercial at the intersection.

The Villages at Moss Park is a 21-acre mixed use development including retail, office and residential land uses that is located in Lake Nona, a upscale suburban community in southeastern Orlando. The property is located at the northeast corner of Narcoossee Road and Moss Park Road. National and regional tenants and users found the excellent demographics, traffic counts and the visibility of the project very appealing. Walgreens drugstore, Bank of America, AmSouth Bank, Burger King and Taco Bell all took positions on the property. In addition, the site is home to a 10,000-square foot multi-tenant building, medical and insurance offices and several freestanding retail buildings. The balance of the land will be developed as town homes or office buildings.

ORANGE COUNTY, FL
Plaza Venezia is an exciting 34-acre commercial, retail and office project including one-half mile of frontage along Sand Lake Road at the intersection of Dr. Phillips Blvd. in southwest Orange County. The project development value exceeded $50 million and was anchored by Publix, Barnes & Noble, Walgreens, and Wachovia Bank, as well as restaurants including Seasons 52, Bonefish Grill, Roy’s and Timpano’s. Mr. Boyd was one of two Managing General Partners of the development.
