US 192 & WESTSIDE BOULEVARD
OSCEOLA COUNTY, FLORIDA
The site is comprised of 56 acres at the intersection of West US 192 and Westside Boulevard, the southerly extension of CR 545. Westside Boulevard will be a primary north/south parallel arterial to US 27 (and connecting to US 27 via Florence Villa Road), and ultimately tying in to SR 54 (through Stoneybrook South and Champions Gate). A Fifth Third Bank was recently completed, and construction plans have been completed on approximately 20 acres for a 337-unit apartment community in the southwest quadrant behind the Fifth Third Bank.
SR 54 & LIVINGSTON
PASCO COUNTY, FLORIDA
The Developer has approximately 14 acres remaining for commercial and office use in this 209-acre mixed-use project. Terra Bella is located along SR 54 at the intersection of Livingston Road in Pasco County. A new traffic signal has been installed at the Livingston Road intersection at the westerly end of the SR 54 frontage. McCar Homes has purchased 115+/- acres and is completing infrastructure work on 253 single-family homes. A multi-family developer has also obtained entitlements for 311 apartment units and is planning to begin construction by late summer, 2009. Florida Medical Clinic broke ground on an approximate 30,000 s.f. medical/office building in January, 2009.
SR 50 & CR 565A
LAKE COUNTY, FLORIDA
The property includes approximately 11 acres, just west of Clermont, at the northwest corner of the signalized intersection of SR 50 and CR 565A in Groveland, Florida. A Publix Shopping Center opened Fall, 2007 on the adjacent parcel. A freestanding Walgreens is currently under construction and a lease has been executed with Hess at the signalized intersection.

The Developer is looking to Ground Lease or Build-To-Suit at the signalized intersection of SR 776 (Englewood Road) and Manasota Beach Road in Sarasota County. Commercial land use is in place. This 3-acre parcel will be the only commercial at the intersection.

Plaza Venezia is an exciting 34-acre commercial, retail and office project including one-half mile of frontage along Sand Lake Road at the intersection of Dr. Phillips Blvd. in southwest Orange County. The project development value exceeded $50 million and was anchored by Publix, Barnes & Noble, Walgreens, and Wachovia Bank, as well as restaurants including Seasons 52, Bonefish Grill, Roy’s and Timpano’s. Mr. Boyd was one of two Managing General Partners of the development.
